Maple Grove Developments, part of the Eric Wright Group, working in a joint venture with Kier Property Developments and Yorvale, has reached practical completion at Artis Park, a new speculatively developed industrial scheme in Winsford, Cheshire. The announcement has coincided with two lettings to Screwfix and Tool Station.
Built by HP Construction and designed by Fletcher Rae Architects, the 121,220 sq ft new trade and industrial scheme comprises 13 units. Well known trade operators Screwfix have taken 6,000 sq ft on a 10-year lease and Toolstation have signed up to 3,000 sq ft on a 10-year lease. Opening in early November, these are new stores for both occupiers demonstrating the quality of the location and development.
Prominently located on Road One on Winsford Industrial Estate the high-quality units range in size from 3,000 sq ft up to 26,620 sq ft and can be combined to provide the flexibility required to meet occupier requirements. The scheme incorporates a market leading specification with 8m eaves heights to maximise warehouse storage and racking as well as providing office accommodation at first floor level in units over 9,000 sq ft.
Winsford Industrial Estate is the UK’s first Green Business Park and has benefitted from significant environmental improvements including new signage, landscaping, estate CCTV and mobile security patrols
Speaking about the completion of Artis Park, Karen Hirst, managing director at Maple Grove Developments, commented:
“The small to mid-box market is proving to be extremely resilient and we are pleased to have produced a flexible modern accommodation on a speculative basis to meet the demand from businesses wanting to be based in one of Cheshire’s most sought after industrial locations.”
Leigh Thomas, managing director of Kier Property, added
“This is a major milestone in the development of Artis Park. It is great to see the site regenerated and creating new employment opportunities in Winsford. Despite the challenging backdrop, the scheme continues to attract new enquiries and viewings from a range of local and national companies who are looking to grow.”
Matt Pochin, director at Legat Owen, joint agents for the scheme with Gerald Eve, continued:
“Winsford Industrial Estate’s sustainable credentials, together with its unrivalled location and high standard of accommodation, has attracted occupiers including Eesate Henkel Ltd, International Paper Containers (UK), Iveco, Flexfilm, Jiffy Packaging, Advanced Medical Solutions, Howard Tenens and Antalis. Artis Park offers businesses an opportunity to be part of this ongoing success.”
