As August has seen many people in our office jet off and return from their summer holidays, we have also seen a number of deals completed and new instructions coming to the market.
We started August off with a farewell to two members of the LO family, Jessie & Francesca. We enjoyed a BBQ in the sunshine to say our goodbyes! Frankie is heading back for her final year at Nottingham Trent University and Jessie is relocating with her partner to Nottingham…We will miss you both!
As hard as we play, we work even harder! There were a trio of office deals that completed in August. We are delighted to have completed lettings in Chester city centre to Carman Friend Estate Agents (Commonhall Street), Orientation Marketing (Grosvenor Court) and Sonia Heway Care Agency (York Street).
In addition to our deals done, our office team have brought to the market a number of new instructions in August, including 119 Station Road Ellesmere Port – A rare freehold/owner occupier opportunity of an office comprising 2,270 sq ft in Ellesmere Port.
We also featured in the Chronicle newspaper advertising the new workspace units available at Dee View Business Park. The units range from 2,116 sq ft to 5,000 sq ft and are of BREEAM Excellent construction. 7 out of the 10 units on Phase 1 are already under offer!
The industrial department also completed the letting of Lon Cae Darbi, an 28,854 sq ft unit in Caernarfon on a new 10 year term.
The retail team have had a very busy month with a flurry of new instructions. These include the new units available at the new Retail & Leisure Scheme at Winnington Urban Village in Northwich. The units range from 772 sq ft to 2,284 sq ft and benefit from A1 and A5 use.
In addition, another retail park has seen an expansion and we are now marketing 2 new retail units comprising 1,500 sq ft available from February 2020 at Flintshire Retail Park. Existing occupiers on the park include Argos, B&M and Poundland whilst the scheme is anchored by the only Sainsburys Food Store in the county.
We have also begun marketing the Bank Corner Pub – a former bar/restaurant comprising 8,000 sq ft to let, located in a prominent position in Alsager town centre opposite the recently developed Asda scheme.
We saw some of our retail premises complete their fit out and open for trading. It is great to see the finished product at the end of a transaction, and its brilliant to see how good all of these shops look! All the best in the future to Avenue Hairdressers (33 Holyrood Crescent, Wrexham), Village Café Upton (76 Weston Grove, Chester), American Candyland (Unit 12 The Forum, Chester).
We are pleased to bring to the market the Former Northgate Vehicle Hire site, comprising 0.6 acres, located at a highly prominent position on a very busy traffic island at the junction of the A41 and Campbeltown Road, Birkenhead.
In our Nantwich office, Director Andy Butler completed the sale of the detached HQ office investment of 1 Millennium Gate, Crewe Business Park, Crewe. The property comprised 10,089 sq ft (937sq m) plus 50 car parking spaces and was let to County Insurance Consultants limited for a 10-year term with 7 years unexpired. The property was sold to a private investor.
The management team are delighted to have been recently instructed as managing agents of Edison Court, Wrexham Technology Park, on behalf of the new owners, Nephi Ltd, following the investment sale completed by our director Will Sadler.
Edison Court comprises of a 30,000 sq ft multi-let office scheme, and we have been appointed to provide rent and service charge collection and management.
Building Surveying News
Our building surveyor Sam Davis has been project managing the redecoration of the upper levels at Liverpool House, Chester. Re-decoration works include all of the externals, including window frames, doors and stone work and all internal walls, ceilings and joinery.
Refurbishment works overseen by our Associate Director Jon Hardie at the offices at Knights Court, Chester also completed this month! The modern, open plan offices in Chester city centre are looking great and are also available to let with competitive terms available.
Despite losing two members of our team in August, we also welcomed two new additions! Meet Hannah Baker and Janet Mellor. Hannah and Janet both join our Property & Asset Management team.
Hannah Baker joins to support with day-to-day property management. Born and raised in Cheshire, Hannah has extensive knowledge of the area and spent eight years dealing with high-end residential rentals and property management at Denton Clark Rentals before joining our Chester office.
Janet Mellor comes to the business having previously worked in the accounts at Matthews of Chester. She has been recruited to work in the management accounts team at Legat Owen as part of the continued growth of the department.
We are thrilled to hear the news that our Property Manager Samantha Sleigh welcomed a new baby girl on 24th August. Congratulations to Sam and her family on their new addition!
Our LO football team played against Chester based legal firm Jolliffe & Co and came out on top beating them 19-3! The next match in September is against residential firm Jackson-Stops so fingers crossed for another LO victory…watch this space!
August saw us say Happy Birthday to 3 of our team members in our Chester Office – our Managing Director Peter Johnston, our surveyor Rupert Chadwick-Dunbar and our Associate Director Jon Hardie! Many happy returns from Team LO!
