February has seen to have flown by, which is always a good sign that we have been very busy here at Legat Owen!

Investment News

This month, we were delighted to announce the sale of Tremarl Industrial Estate in Llandudno Junction. The multi-let industrial estate extending to 54,142 sq ft has been sold on behalf of private clients to North West Industrial Estates Ltd for a price close to the original guide of £3.7m.

We have also been instructed to market Ibex House in Winsford for sale. The property comprises a detached industrial unit of 11,635 Sq Ft (1,081 Sq M) on a site area of 0.45 Acres / 0.18 Hectares and is let to Cheshire Sheds & Garden Buildings Ltd. We are instructed to seek offers in the region of £375,000 for the freehold interest.

In our office department, we are pleased to have completed the recent lettings at Bowen Court, St Asaph Business Park. Industrial News

Our industrial department has been particularly busy in February.

We received a number of new instructions including 9 Corrie Way, Stockport – A modern, detached warehouse/manufacturing unit with offices. The unit will be available to let from May 2020.

Another new instruction is at Nat Lane, Winsford. We are marketing the modern, detached warehouse unit of 20,500 sq ft and on a site of 0.88 acres to let.

This month, we also saw the exchange of contracts take place between Tritax Symmetry and sweets manufacturer Swizzels Matlow for the delivery of a 158,000 sq ft facility at Ma6nitude in Middlewich, Cheshire.

We acted as joint letting agents and the warehouse will form part of the 460,000 sq ft first phase at the business park.

Retail News

Our retail department also received new instructions this month including a 405 sq ft shop to let at 73b High Street, Tarporley. The shop is prominently located with nearby occupiers including Rowlands Pharmacy, The Post Office, Little Tap and The Swan Public House and is available to let by way of a new Full Repairing & Insuring lease.

Another High Street new instruction was in Rhyl. We are marketing 32-24 High Street, Rhyl – a retail unit comprising 4,193 sq ft over the ground, first, second and third floor to let.

We also completed the lease renewal 24 Petty Cury, Cambridge. Acting on behalf of private clients, we negotiated a lease renewal with Whittard of Chelsea for a new lease. We have provided ongoing asset management, property management and professional advice to the client since the property was purchased on behalf of the client in 2006.

Nantwich News

February has been a particularly busy month for our Nantwich office.

In Crewe, we completed the sale of Wistaston Road Business Centre, 30,000 sq ft of industrial space to WR Estates who will be redeveloping the buildings. We acted on behalf of South Cheshire Chamber Property Board. 

We also completed the sale of Europa House, Crewe Business Park. The building was sold to an existing client who will now be undertaking refurbishment works to the building.  Legat Owen are instructed to market the refurbished space.

On the office lettings side, there have been a number of deals completing. These include a new letting to Rainford Precision Machines Limited at 3 Verity Court, Middlewich and the letting of the ground floor of Cerco House, Crewe Business Park to ROI Ltd for the new owner.  Legat Owen acted for the previous owner on the sale of the building.

On the retail side, the lease of 56 Hospital Street, Nantwich completed at the beginning of February. The new tenant is Helping Hands, a care agency whose policy is to have a high street presence rather than an office, and Nantwich will be their fifth branch in Cheshire with multiple branches throughout the country.

It is tradition at Legat Owen that every year in February, we hold our annual cocktail party for our clients and property industry workers alike to network.

This year we were joined by around 400 others from the property world and enjoyed food and drinks at Barlounge in Chester.

We always look forward to the event and are so glad to receive such great feedback from those who attend!
