With the last month of 2019 just around the corner, November has seen us receive a number of new instructions and some deals complete too!
In November we completed the sale of the modern, multi-let industrial investment opportunity at Rhosddu Industrial Estate, Wrexham. The site comprised six modern, warehouse / manufacturing units producing £96,350 per annum.
Another investment sale that completed was at Midpoint 18, Middlewich; a rare 29 Acre Multi Let Industrial Investment, comprising 10 well-specified, predominantly detached industrial warehouses in a low density, well landscaped environment.
Acting on behalf of retained clients, we have recently secured over 10,000 sq ft of office deals in North Wales.
6,500 sq ft has been let at Vista, St Davids Park, Ewloe to WTK Financial Services Limited; a self contained office of 2,200 sq ft at Parc Menai Bangor has been sold to St James’s Place and a further 1,600 sq ft of prominent offices at Caxton Place in Wrexham town centre has been sold to Jane Smellie Opticians.

Despite all the Brexcuses, we are still busy securing occupiers for industrial, retail and office properties across North Wales. Our network of contacts and market knowledge is invaluable and we are seeing a healthy level of enquiries. However, there are no easy deals out there and perseverance, tenacity and teamwork are vital if we are to secure positive results for our clients.
We have also been instructed by Eric Wright Group on 2 office schemes on the M53 corridor. The Technology Centre at Junction 8 offers a range of small rooms aimed at local SMEs. Alongside our joint agents, B8, we have concluded four lettings at Zone 2 on Deeside Industrial Estate, including a deal with DPD to take 26,300 sq ft. Mark Diaper, associate director at Legat Owen, said:
There is a huge amount of activity taking place at Z2 and thanks to the continued refurbishment of the dated units by the owners we’re very pleased to see so many new businesses choose Z2 as the ideal location for their business not to mention the existing tenants taking the decision to stay here. The next phase of refurbishment is currently being costed.
Meanwhile, property development and investment company Glenbrook has undertaken an extensive speculative refurbishment of an industrial building at No. 1 Dock Road in Wallasey, Birkenhead. Occupying a 1.09-acre site, the detached warehouse comprises 22,505 sq ft of office and industrial accommodation and is available to let or for sale.
In addition, we have secured four land sales at Cheshire Green Industrial Park (Cheshire Green) to further spearhead development at the scheme. Plot 1a, 1b, 10 and 12 have all been acquired, with a number of other plots now under offer and interest in the Industrial Park remaining strong. Our retail department have been busy in November, with new instructions and new shops opening!
We have been instructed to market the newly developed retail units at Townfield Lane Shopping Centre, Oxton, Birkenhead. The centre offers a range of units from 535 – 2,410 Sq Ft.
Other new instructions to the market include 350 Chester Road, Ellesmere Port, a 720 sq ft unit in Little Sutton and retail/community plot of 0.17 acres for sale at Alston Green, Preston Road, Longridge.
Two of the retail units we let in Chester completed their fit out and were open for trading in November, just in time for Christmas! 31 Watergate Street is now home to cocktail bar and eatery Palm and Zatchels opened at 2 Watergate Street! They both look great and are brilliant additions to Watergate Street!

Well done to our Building Surveyor Sam Davis who passed his APC this month and is now a Chartered Building Surveyor. Sam has worked extremely hard and we are all very happy to hear his great news!
After 13 years as part of Team LO, Assistant Property Accounts Manager Kerry Amos sadly said her goodbyes and left for pastures new. We enjoyed a leaving lunch to say goodbye and we wish Kerry all the best in the future.
We would like to congratulate Ben Lamont, and his new fiancée Annabel, on their engagement! Ben popped the question in Abersoch at the beginning of November, and we are so happy for them both! Enjoy all of the wedding planning!
