October has been filled with new instructions and deals completing, and here are just some of our months highlights.
Investment opportunities have been rising recently, with our latest instruction being a rare 29 acre multi-let industrial investment at Midpoint 18, Middlewich. The accommodation extends to 155,118 sq ft, with individual units ranging from 6,025 sq ft to 31,620 sq ft and is fully let to 8 tenants by way of 10 leases achieving a headline rent of £841,864 per annum, reflecting a low average rent of £5.42 per sq ft.
We have also been instructed to market the investment sale of Sabre House in Saltney. The modern, detached warehouse unit of 12,833 sq ft is let on a new 10 year lease at £50,000 per annum. We are seeking best offers by 1:00pm on Friday 1st November.
In addition, an investment opportunity in Bodelwyddan has come to the market. We are selling Calor Gas Depot & Yard, a detached industrial unit of 6,379 Sq Ft (592.6 Sq M) and large yard on a site of 0.84 acres / 0.34 hectares.
The property is offered for sale on a long leasehold basis. We are instructed to seek offers in the region of £475,000.
You may remember from last month’s round up we began marketing the investments of 16 The Square, Audlem and 18-20 Swinemarket, Nantwich. With only a month on the market, both of these investment opportunities are now under offer!
October saw us hold a breakfast morning to launch the newly refurbished Knights Court offices in Chester. The modern, open plan offices are available to let and occupy a prominent situation within Chester city centre. It also benefits from a secure car park to rear of property and is fully refurbished and available for immediate occupation.
October also saw us bring to the market a number of office instructions like Twelve Quays House, a modern detached office building providing space from 5,350 – 10,689 sq ft in Birkenhead, and Lawrence House, a 2,406 sq ft office for sale in Stoak, Chester, with potential for residential use (subject to planning).
Another launch we had in October was for the new industrial premises at Phase 2, Helix Business Park, Ellesmere Port. The new manufacturing/warehouse unit sits within the Cheshire Science Corridor Enterprise Zone and is available to let from 12,0000 – 16,000 sq ft.
New industrial instructions in October included Unit 6 Riverview Business Park in Bromborough, a modern high specification manufacturing/warehouse unit with offices comprising 18,100 sq ft, available Q1 2020.
In Crewe, developers Panattoni confirmed their advanced plans to build a further 305,000 sq ft warehouse at Crewe Commercial Park, after completing its first 240,000 sq ft property. Detailed Planning consent has now been submitted at Crewe305, Jack Mills Way.
On the retail side, at the beginning of October, our Director James Lutton attended the Completely Retail Marketplace in London. He enjoyed catching up with old and new faces discussing the future of Retail!
We also completed the letting of Unit B Flintshire Retail Park to Sports Direct. The sports retailer has taken the 8,195 sq ft unit on a 10-year lease. Click here for the full news story!
We also saw new tenants take occupation at Unit 17b The Forum Centre, 68 Green Lane, Vicars Cross in Chester, and Polkadot Travel open in Daniel Owen Centre, Mold
We also brought lots of new retail premises to the market this month including two properties in Heswall; 69 Telegraph Road and 206 Telegraph Road and two properties in Chester being 3-5 Faulkner Street, Hoole and 27 Watergate Street.
In our Nantwich office, October has been full of deals completing. In offices, we completed he lettings of 136 Nantwich Road, Crewe, 13 Alvaston Business Park, Nantwich, and Crewe Hall Farm, Crewe.
On the retail side, we also completed the sale of 163 Nantwich Road, Crewe to Wistonia Electrical and also were instructed to market the workshop and showroom at Swanley House, Nantwich to let at a quoting rent of £10,000 per annum.
In our Nantwich office, we have been instructed to manage Cheshire Green Industrial Park in Wardle, which we are also the marketing agents for.
Likewise, in our Chester office, we have also been instructed as managing agents for a property we are also marketing to let, the office premises at 17 Grosvenor Street, Chester.
We were pleased to hear that we had won our clients Pi Property Insurance quarterly charity draw this month. By winning, Pi Property donated £250 to a charity of our choice, being our nominated charity James’ Place. Thank you to Pi Property for your donation on our behalf.
We are extremely pleased to announce that Hannah Baker, who joined us on a temporary contract, has accepted a full time position within our Property & Asset Management department. Hannah will split her time between our Chester and Nantwich offices undertaking Management work. Welcome to the team Hannah!
There has been 3 birthdays to celebrate in our Chester office in October. Property Manager Sam Sleigh, Secretary Sue Shenton and Director Will Sadler all celebrated their birthdays. Many happy returns from Team LO!
At the beginning of the month, Team LO football team had their first defeat in 2 years but credit to Jackson Stops for very impressive performance! Fingers crossed for a win next time!
