Total Developments Acquires Middlewich Scheme For £4.1 Million

Legat Owen has announced the freehold sale of a 22-acre site, next to MA6NITUDE in Middlewich, Cheshire to Total Developments in a deal worth £4.1 million.

Situated within two miles of Junction 18 of the M6 motorway, the site, known as 18:22, has potential for approximately 350,000 sq ft of industrial accommodation which could be split into various unit sizes.

The overall masterplan at Middlewich offers over 1.7 million sq ft of development land in the heart of Cheshire. The Park is home to major distribution companies including B&M Retail, Wincanton and Kuehne + Nagel.

With immediate access to Cheshire, Merseyside, Greater Manchester and The Potteries via the M6 motorway, the site also benefits from nearby amenities including Starbucks, Travelodge, a petrol filling station and public house.

Acting on behalf of former chief executive of Ireland-based Grafton Group, Legat Owen’s director Matt Pochin commented:

With DBS Pochin bringing forward large-scale distribution warehouses, 18:22 provides an excellent opportunity to complement this offer by focusing purely on the SME (small to medium enterprise) market, which is severely undersupplied as proven by the full occupancy rate and rental growth of the original Midpoint 18 scheme.

Ed Chantler, director at Total Developments, added:

Having recently completed our latest development in Crewe, we’re now focusing on acquiring and developing land in strategic locations across the UK. With the site now acquired we will submit a planning application in the coming weeks, with a site start in Q2 2018.
