£1 Million Revamp Brings New Space To Market In Deeside Enterprise Zone

Legat Owen, with joint agents B8RE, are bringing forward 85,000 sq ft of high quality space at Deeside Industrial Park to market, following a £1million refurbishment programme.

The 7 units, ranging from 3,500 sq ft to 26,000 sq ft, are strategically situated within Zone 2 (Z2) of the Deeside Industrial Park. As the scheme is located within the Deeside Enterprise Zone and in a Grant Tier II Assisted Area, qualifying projects can potentially take advantage of financial support and incentives offered.

Site One comprises an eight-acre site which will feature high quality new bespoke buildings for advanced manufacturing and warehouse space, with sizes ranging from 20,000 sq ft to 100,000 sq ft.

As well as industrial units, there is also dedicated laboratory and office accommodation space available at the New Tech Square development, located within the heart of Z2.

Mark Diaper, associate director at Legat Owen, said:

The space at Z2 presents an exciting opportunity for any business looking to relocate their premises. We have seen a surge in demand for space within the Enterprise Zone, attracting new occupiers including Underground Vision, G&A Automotive and LIP Medical.

As well as being positioned within a key industrial and manufacturing hot spot, surrounded by international businesses and excellent transport links, new occupants will be able to reap the benefits of being based within an enterprise zone.

The units are to be refurbished to an impressive specification and unlike most industrial estates, Z2 is situated within a beautifully landscaped, spacious setting with plenty of greenery. This is incredibly unusual and certainly adds to its overall appeal. It really does tick every box and, for those businesses looking to relocate, we can help them find out if they meet the criteria and are eligible for support.

The frontage of the site also faces the proposed “red route” bypass which plans to link the River Dee and A55 to the Northop Interchange.

Currently under the consultation process, if the route goes ahead, it will provide improved network resilience and transport links by the provision of a second gateway into Wales.

Deeside Industrial Park, is recognised as one of North Wales’ premier industrial and manufacturing destinations. Occupiers include Toyota, Convatec, Henrob and Tata Steel.

The Park is located off the A548/A550 and two miles from the end of the M56, which provides access to the national motorway and road networks servicing North Wales and the North West.

Quoting rentals for Z2 are from £5 psf
