Property and asset management company, FI Real Estate Management (FIREM) has announced it will be making its first major investment in the North Cheshire Trading Estate in Prenton in a strategic move to enhance its industrial offer for prospective tenants.
Plans to modernise the industrial and warehouse spaces at the Prenton site will see the extensive refurbishment of four currently vacant units, ranging in size from 4,159 sq ft to 5,940 sq ft.
Local contractor, landscaping and facilities specialists, LMC Ltd (LMC), won a competitive tender for the eight-week schedule of works. Refurbishment work will see each unit stripped down to its shell and redecorated both internally and externally. The planned works will include window replacements and upgrade of electrics to LED lighting and the surrounding grounds landscaped and secured with fencing.
A spokesperson for FI Real Estate Management, said:
The overseas relocation of a long-standing tenant at North Cheshire Trading Estate provided us with a long-awaited opportunity to carry out improvements to the building, which were originally constructed in the 1970s.
After conducting a market review and analysis of demand for industrial space within the region, it was clear that the Estate’s location and connectivity were major selling points. However, it was evident that we needed to make the necessary refurbishment updates to help attract new tenants who are now looking for modern and fresh industrial space as well as excellent locations.
Tom Cooley, surveyor at Legat Owen, joint agents for the scheme with Mason Owen, commented:
We are pleased to see investment is being made to bring the units into full repair and allow tenants immediate occupation.
FIREM manage a variety of industrial and warehouse units on the Prenton site, which range in size from 3,433 sq ft to 37,000 sq ft with a combined floor area of 117,206 sq ft.
Located just off junction 3 of the M53 in Birkenhead, the North Cheshire Trading Estate offers onsite parking, office accommodation and loading areas. For further information or viewings please contact the industrial team.
